No, both have a south garden. The smaller one because the BF was shifted northwards, planned to have (almost) a south garden (SW). No, thank Mother Nature, no. I like sitting outside .... if I had a south-facing location, *my* terrace would only see me in spring + autumn. It’s simply too warm for me; if you add a facing wall, it’s barely bearable on a south terrace on a warm sunny day even at 10 p.m. ... for *me*. Rhenish greetings

: by "smaller plot" the plot from the second plan (post #6) is meant. It has a northeast garden if you build it "normally".

that is true for a southern location, that in summer you can hardly sit there without protection. but: it is about 1000 times easier to shade the sun at noon on the south side (parasol, covered terraces, etc.) than to get the sun on the northwest side at noon :)

everyone has to decide for themselves when they actually want to sit on the terrace and "which sun" they would like. those who have time for breakfast on the terrace in the morning need an east terrace. those who like to grill in the evening need a west terrace, etc...

ps: 350€/sqm is quite a statement. but the earnings also seem to be good...

Argh --- I should look more carefully; I actually overlooked the land behind the building boundary .... :confused: You are of course right! Seen this way, this plot would be perfect for *me* – in summer I would retreat to the back, during the rest of the year to the front :D Thanks for setting this straight, Dirk! Rhenish greetings

Then we have that settled :)

I did say that the property is over budget.. wanted to reluctantly not exceed 150k including additional purchase costs... here the larger one would be 162k and the smaller one 130k
