House construction in the Ruhr area on existing land

I am curious to see when the next offers arrive and to what extent there will be any change in price. I'll attach the info from the architect for everyone.

Who is obtaining the offers, and are you doing a tender or are you tempted to try it once with a layperson individual contract? Does the architect also do the detailed planning and the construction management?

About €300,000 for the house 135sqm excluding ancillary construction costs is quite reasonable. That puts you at ~€2200/sqm. I would do the exterior work myself if possible, as you can definitely save quite a bit there.

I find the hallway downstairs too big and upstairs too small. You almost step on each other's feet there. I also question the rather narrow storage rooms. They are hard to furnish or use for storage. They are more or less a waste of space. I think this can be done better!

In the property plan, it looks like a garage running the length of the house - is the staircase window supposed to sit directly above its roof?

Are you aware that your name, address, and the architect are legible on the plan?
