I do think that you can realize something there. Obviously not luxury, but energy saving ordinance house with gas heating, painting and flooring done by yourselves, without a basement. Then you will probably get by with 350 TE.

Unfortunately, I cannot recommend anyone in your area.

But for your case, simple building structure, you should easily find a company.

I would first clarify with the building authority:

Is it allowed to build windows on the west side or is densification planned and is your house going to be extended later?

Is it allowed to attach to the existing row garage on the west side (costs for the plot at the municipality?) or in your case is the garage to be built on the property?

Do your parents have a basement?

Just search the internet for end terraced house / semi-detached house in your desired dimensions. For your floor plan planning.

Yes, the entire row of houses has basements. That would of course be a dream, but basements are hardly affordable and are rarely built anymore when I look because they are so expensive. My parents own the garage on the far right - there is definitely no possibility to build on there anymore. To the left towards our potential house maybe, but I also don't really imagine that being easy since the property also belongs to someone else there. It would of course be great if they could be accommodated on our property, but I suspect that will be tight regarding the living space, etc.

Yes, that’s more or less what I thought – I’m just a bit worried that the living space might be a bit tight without a basement, etc. – well, we’ll see what can be realized.

The house in the photo doesn’t look huge now, but at least it has 2 full floors. There is definitely something that can be done. Just browse through the catalogs of the major manufacturers and get inspired by floor plans for semi-detached houses. After all, it’s basically no different from an end-of-terrace house. Compare the measurements with what is allowed and note what you like and what you don’t. Then you will get a sense of how much space you actually have available. You definitely have more freedom than the parents with their mid-terrace house.

Then the planner should already make sure that your parents' basement is designed for this, that the neighboring property is to be developed without a basement.
