Top edge of finished floor and road construction height: poorly planned?

Hello ,

just for understanding regarding your attached plan from post #1:

Your surveyor measured heights there and indicated them in the plan. Normally, for your building application, heights of the original terrain are measured at the boundary, but on the building plot. So it could also be that these heights reflect your terrain height - and not the current construction road level. Or did the construction road already exist at that time and did it really extend directly up to your property? That is possible, but rather unlikely.

Next thing I notice - in the plan, obviously measured heights for your property and planned heights for the (construction) road are mixed. That is not necessarily bad, it is not wrong either, but the question arises whether it was indeed constructed as planned or if one should ask the city or the developer who carries out the final construction what NHN height the finished road is ultimately supposed to have. By now there should be more concrete data on this.

So in the best sense - all this can be completely fine.

Hello Dirk,

I will try to answer your questions

The construction road existed at the time of the survey as well. The surveyor discovered the differences between the channel heights he measured and those from the city's channel inventory plan. He also noted this on the site plan. I then called the city and they also confirmed in writing that this is okay, but we should orient ourselves to the planned final heights.

Logically; who wants to take the risk of water intrusion.

I suspect that your architect took the weighted average of the heights surrounding your plot => 70.50111 and added an entrance step to it => 70.65111

It depends - and it is quite easy to correct by a supplement to the building application - what the development plan or the textual. additions specify regarding the height of the later floor slab. By how many centimeters may the planned street elevation be exceeded and does this correction possibly conflict with the permitted eaves or ridge height of your building project?

So, if I determine an average of the street edge heights, I come to the following calculation:
(70.50+70.54+70.57+70.60+70.65(point in the curve, bottom left), +70.67+70.64+70.58+70.48)/9 = 70.58

Could it be that the architect took the street height as the boundary height for the plot, but not the street edge height with an additional curb height of 8cm? That he forgot that?

As for the TH or FH, that probably is not the reason, we still have some leeway there. The architect calculated a max TH of 77.04 and max FH of 81.04. We are far from that, even though I think he also calculated the upper edge of the finished ground floor incorrectly.

So if I interpret the plan correctly, your terrain (!) is about 20-30cm higher than the construction road. Get the measurements for the final construction – noting that the street is usually higher in the middle (near the curb inlet) and slopes down towards the edges. You can see exactly how this looks in the cross-section.

If this is not a special construction setup, I claim that the planned top edge of the finished floor will barely fit, or you will need to remove some soil so that it is level with the curb edge.

If, however, you still have some leeway, consider changing the building application accordingly; it’s not a big effort and will be approved if the eaves and ridge heights still allow it.
