What I don't quite understand: with my 190sqm for 450k it was said to be completely unrealistic and here we are talking about 230sqm for 500k. Why is it not called unrealistic here? The price is even lower after all

Briefly outlined:

For simplicity, I used internal dimensions of 15 x 8 instead of external dimensions of 16 x 9... more detail in the drawing is not possible at the moment, only a pen available. But I think it conveys what I tried to explain earlier in words. I also summarized the windows on the north side so that light strips in the interior walls can simply be divided if necessary. Of course, this can still be improved.

Thanks for the draft! This is going in a similar direction to kaho674's approach, I think. I'm still experimenting; so far, I've noticed the following:


    [*]If possible, I would position the HAR behind the guest WC. This makes the lower part of the ground floor more usable. (see 11ant's suggestion)
    [*]I'm unsure after initial attempts whether the kitchen should be arranged horizontally or vertically. You lose quite a bit of workspace if the left wall of the house doesn't have a work surface. Somehow, I'm coming back to the old variant…
    [*]Do the hallway and kitchen benefit if the passage is made narrower than necessary? I'm not sure. The recessed walls feel artificially cramped.
    [*]I've tested a different arrangement for the living room that I like right away because it somewhat separates the space while at the same time creating more openness in the living area. (It would also reduce the structural challenge)
    [*]Upstairs, I liked the space gain in the parents' area in your floor plans, but I would have swapped the bedroom and bathroom in kaho674's layout and would then have ended up with yours, ypg. Here, I'm only unsure if the upstairs hallway becomes too dark because the light from the staircase significantly decreases.
    [*]Children's bathroom in the south sounds good too, even though the storage room becomes smaller overall.

A first version attached, which I will sleep on for now

Where does the idea actually come from to place the front door on the south side? I wouldn't place the children's bathroom above the kitchen. You would then have to cover the drainage on the ground floor more elaborately.

Mmh, well, this living room variant is really not my thing. I’m always in favor of tearing down walls for more spaciousness rather than putting them up. And again, you look at the pantry door while chopping vegetables. I find that really unfortunate. If only there were space opposite for a few stools so you could face someone who’s watching. But the stools would be exactly in the walkway.

The enclosed utility room is also undesirable for me. Especially not above the guest toilet. Ask yourself whether you really gain necessary space this way, or if it’s just a square meter maximization for the study room that might be unnecessary? Somehow the only word that comes to my mind for this is "tasteless." Also, the utility room seems very small now. You also have other things that fit well in there, like tools, vacuum cleaner, and the like. The space there is almost always too little anyway.

The children's bathroom drainage is even more questionable now - almost directly above the living room. Not even a kitchen wall nearby.
