Floor plan optimization: Single-family house with 220m²

Hi,

some things have already been said.

At first, I thought I quite liked it, but on a second look, quite a few things stand out.

- How many people are you really? Are you 6? 4+2?
- Where will the wardrobe for 6 people go?
- Where do you do laundry? In the utility room? Otherwise, I didn’t see a washing machine, which means the laundry of six people has to go from the upper floor to the ground floor through the dining room, through the kitchen into the utility room? Or did I miss something.
- For me, this means either, as already suggested, a door under the stairs into the utility room, but then there is no space for a wardrobe there. The corner in front of the guest bathroom is not suitable as a wardrobe for 6 people.
- Kitchen poorly furnished. Too many wasted corners, too many bottlenecks for so many people.
- Regardless of the absolute square meter sizes, if I counted correctly, you have a wasted hallway area in four (!) rooms on the upper floor.
- The upper floor needs to be redone for me. Possibly also consider the ground floor with the above points. Maybe relocate the stairs again?

Edit:

- The living room is also borderline for 6 people in my opinion. 3.60 meters is not much distance to the TV. It still works, but it's borderline. Is the sofa space enough for you?

Then eliminate the room in favor of a better-furnishable kitchen. That also provides the necessary storage space.

Where will the coat rack be placed?
With 6 people, I would consider a small laundry room on the upper floor. That's where the laundry accumulates.

Otherwise, many things have already been mentioned.

Hello,

thanks for all the suggestions, I have revised the floor plan again and incorporated the suggestions that made sense to me. I will list them again:
Upper floor:
- Upper floor adjusted so that the unnecessary corridor areas disappear, now overall looks more harmonious and not as convoluted, I think.
- Laundry chute in the master bedroom leading to the utility room with space for the washing machine/dryer.
- Walk-in closet is now more spacious. It would also be possible to swap the bathroom/walk-in closet with the bedroom, but we don’t want to have to go through the walk-in closet to get to the bedroom.

Ground floor:
- Kitchen arranged so that there is a free passage from the utility room to the dining room. Kitchen generally slightly enlarged by shortening the staircase a bit. SKA implemented more sensibly.
- Created a niche in the hallway for a sideboard so that the hallway doesn’t look so “bare.”
- Created a coat niche of about 200x50 cm, I think it fits quite well there if the door to the WC is positioned far left.
- Living room at least somewhat extended to 375 cm, sufficient for our needs since usually not all family members/guests sit on the sofa but are also spread out at the dining table; we don’t own a TV .


No, it wasn’t ignored, I just didn’t keep up with replying. For example, I arrive at the amount with the Sparka construction cost calculator without the plot; however, the topic of financing does not play a role for the floor plan at this point.

Further suggestions/criticism are welcome.

Doesn't it bother you that you can't get from the utility room to the cloakroom? Or how do you imagine the normal routine? Carrying groceries from the garage through the utility room into the pantry and then walking through the entire house with muddy, dirty, or wet shoes to the cloakroom? Or do you have a second cloakroom in the utility room? Then you have little space for laundry or drying laundry in the utility room, not to mention that with 6 people (since you plan 4 children's rooms) there should really be an extra room about 5-8 sqm in size just for the cloakroom! Say goodbye to the idea that you can put anything against the only free wall in the utility room, because it will be full of heating pipes!

Well, it would be nice to have but not a big deal, the entrance will still be covered up to the garage and will then be used by everyone as the main entrance, the passage from the garage to the utility room and kitchen is primarily for bringing in groceries, etc. I can't quite understand the concern regarding wet shoes, etc. since the garage is usually dry.

Apart from the electrical distributor, nothing else goes into the utility room.

I would now place a coat rack set in the niche which should be more than enough, I also find it quite practical that the toilet is right next door because someone always has to use the bathroom before leaving.
