Floor plan optimization: Single-family house with 220m²

I like the floor plan, except for the mentioned points: the windows in the kitchen and children's room 4 or the parents' bedroom. It somehow feels too "boxed in."

How do you come up with the 400k?
What exactly is supposed to be done as self-performance and how?

How should the kitchen be furnished? At the moment, I can't imagine a sensible plan. I have nothing against a connecting door [Garage-Haus]. It can be useful here to quickly bring groceries into the house. However, what bothers me is that to get to the wardrobe, you then have to walk all the way around the house.

So basically, I find the floor plan very appealing, but there are a few points that would bother me: - The hallway (ground floor) is very large, especially compared to the living area. I would consider whether it’s worth investing the square meters for that. - I don’t like the shape of children's room 4 at all... I don’t like that you run into a wall first. It also falls short compared to the other rooms. It depends on how you want to use it. If it’s really going to be a children’s room, I would change something there. - The parents' area upstairs is poorly divided. What is so often criticized here in the forum: if one has to get up earlier than the other, they can’t leave without going through the bedroom again. So you always wake the other person. - If I saw that correctly, the walk-in closet is 1.9m wide. I find that very narrow... With a wardrobe of 0.6m depth on each wall, you only have 0.7m left in between. - Are there two toilets planned in the bathroom upstairs, or what is that next to the washbasins?

Thanks for the numerous comments. 1. You could also credit this to the concept of open living, but yes, that’s true, you could widen the office + storage/kitchen area a bit. 2. I have already wracked my brain about that topic, can’t make the room look nice without changing the window arrangement, which would no longer look harmonious from the outside. 3. Do you mean it would be better to arrange bedroom/walk-in closet/bathroom in a tunnel, or what do you mean? 4. Yes, I saw the measurements of Ikea Pax today, the walk-in closet would have to be widened by at least 10cm. 5. A bidet is planned next to the washbasin, my wife insists on having one.
