Hello everyone,
after a few weeks, I am now getting back to you. The reason for the delay is that in September it became clear that there is still an existing heritable building right on the property with a term of 29 years. Therefore, we first had to find a solution with the lessor – in this case our municipality. Fortunately, we were able to reach an agreement: we are allowed to redeem the heritable building right or buy the property.
However, the price for this is about €90,000 higher than originally planned.
In the meantime, as recommended by , we involved an experienced architect to prepare an expert report on the condition of the basement. The result: the basement can be preserved, but the house should be demolished.
Therefore, our schedule probably looks like this:

Then the course of action would be clear to me:
Continue using the basement, extend over the septic tank as far as desired. For a utility basement, I consider an outside access sufficient, so the stairwell could be covered if the stair location interferes with the floor plan upstairs. I would have no time until October (except for a preliminary discussion), but I am definitely interested in the project.
