I hope I understood that correctly. Somehow the basement doesn't really match the house. The plot is oriented to the north.

At 100k, I would consider preserving the basement. You can even preserve parts of the house. It doesn't look that bad in the photo. Show all views of the house, preferably with photos.

With a 300k budget, you should do that.

You should read everything together. The 300k is only supposed to be for the house, OK the floor slab, the basement is calculated separately with 100,000. Whether that is reasonable is another matter. Nevertheless, you are assuming false facts.
