If the neighbor has already asked, he will also have a way to get the parts down from there. TE probably doesn't need to worry about that.

The roof was probably done in 2017. (The neighbor told me), how extensive the roof renovation was, I haven’t been able to determine exactly yet.

What should I pay attention to in terms of qualifications, experience, and certificates when hiring an independent expert for such a project?

Roof tiles easily cost 2 euros each. They are like new. I can well understand your neighbor. Why don’t you use them yourself for the new building?

Qualification and experience are precisely the right points; certificates, in my opinion, are more of a fashionable substitute satisfaction. An architect with a focus on "building in existing structures" has the qualification profile you need. This forum even has one "on board," but BW is economically too far for . Your expert must be someone from practice and have current know-how; having "done something like this once before" possibly decades ago, back in the DM times, is not sufficient. The appropriately qualified architect will go through the property with you for several hours, records the delta between the current and the target state, matches it with what is feasible, and can create an individual renovation plan for you. Whether the "expert" calls himself that, is publicly appointed, or even acts as an appraiser, doesn't have to bother you, because you don't want to sue a construction damage causer. Normally, it is part of my portfolio to find such people for you, but appointments this year are becoming scarce, and I will not make any for 2025 before October. But in principle, I find the project interesting and my offer stands, so feel free to get in touch. The ways are known, or read my avatar.

The sketches show a slope and the basement also seems to have rooms with windows. Therefore, I would suggest placing the office in the basement. Otherwise, in my opinion, everything will be too tight on the ground floor. Would that be an option for you?

Good morning everyone, sorry for only getting back to you now... the last few days have been turbulent.



At the beginning, we were quite sure that we wanted a prefabricated house, which would have made it difficult to provide the roof tiles ourselves. But now that we are not so sure anymore, it would be an option to reuse them for our house.



Thank you very much for your offer! I will now commission an expert to have the substance checked again. If it is possible to build on the existing building, I will definitely get in touch.



Strange indeed.. in my opinion the property is quite level, but I will measure it in the next few days. Actually, we don’t want to have the office in the basement, but if we have to make too many compromises on the ground floor because of it, we will probably have to consider it after all.
