So, in our north, in the evening in summer, the east side of our house is in shade.

I would move the garage to the opposite end, that is to the junction of the driveway. What is the circle in the garden; and: what is 1655 - a location for distribution boxes for electricity / telephone or similar?

Oh, 5 meters? I thought only 3. That would mean a 12m wide house is already the maximum placed right on the edge? OT: I never know this: is it allowed to build the terrace outside the building window?

I don’t understand why that shouldn’t be possible? The plot is 19 meters deep including the sidewalk 21 meters. About 30 meters wide. (Deep or wide, depending on how you look at it.) From the sidewalk to the house, about 1.5 meters of distance are planned. Our city villa according to the current plan is to be 9.45 meters deep and 10.45 meters wide.

19 meters from the sidewalk - 1.5 meter distance = 17.5 meters - 9.45 meter house depth = 8.05 meters from the end of the house to the fence. 3 - 4 meters terrace (west side), then there are still 4 - 5 meters left from the end of the terrace to the fence. And the entire south side as open space/garden.

We are the only ones there who bought 2 plots. Everyone else has 1 parcel with 250 - max. 330 sqm. There are 4 semi-detached houses planned there and the rest are detached single-family houses. If our idea is not supposed to work, then I wonder how the neighbors want to place their houses on the "mini-plots." Maximum terrace and then directly a fence on all sides. Our plot with 2 parcels is a luxury in terms of size by comparison.

That would of course also work, but then the paths from the garage to the house would be long, which we don’t like. Especially when coming back with groceries, it becomes annoying.

I had drawn the circle as free garden space. The entire south side is available for free use.

Plot 1655 is for trash bin spaces, I had already described this in some previous posts.

I don't think they are that strict there. Actually not.

But sitting on his main terrace at the end of the property is something else.

9.45 fits as well. However, I find the floor plan very questionable: everything looks very spacious with doll furniture. But usually you don't have doll furniture to place, but other specimens. But this is not about the floor plan here. I don't like these standards anyway.
