Here you have a mini-house on a 19-meter-wide plot.
You have a 5-meter setback on the south side and 1.5-2 (who comes up with this “up to”?) meters on the north side.
As you have drawn it, a terrace will not be possible.
First, think about the access road and choose a pencil and graph paper if you have difficulties with proportions [emoji2]
I don’t understand why that shouldn’t be possible? The plot is 19 meters deep including the sidewalk 21 meters. About 30 meters wide. (Deep or wide, depending on how you look at it.) From the sidewalk to the house, about 1.5 meters of distance are planned. Our city villa according to the current plan is to be 9.45 meters deep and 10.45 meters wide.
19 meters from the sidewalk - 1.5 meter distance = 17.5 meters - 9.45 meter house depth = 8.05 meters from the end of the house to the fence. 3 - 4 meters terrace (west side), then there are still 4 - 5 meters left from the end of the terrace to the fence. And the entire south side as open space/garden.
We are the only ones there who bought 2 plots. Everyone else has 1 parcel with 250 - max. 330 sqm. There are 4 semi-detached houses planned there and the rest are detached single-family houses. If our idea is not supposed to work, then I wonder how the neighbors want to place their houses on the "mini-plots." Maximum terrace and then directly a fence on all sides. Our plot with 2 parcels is a luxury in terms of size by comparison.
