Just to be sure again.
If you build a house as follows:
- Ground floor entrance area with stairs going up.
- To the rest of the ground floor a lockable (apartment) door
- Upper floor a room directly accessible (storage room)
- To the rest of the rooms on the upper floor a lockable (apartment) door
- In the upper apartment a bathroom as well as connections for a kitchen in one room
- Upper apartment about 49 sqm
- No separate meters for the secondary apartment, because if at all it should be rented out including utilities.
Can I then apply for two residential units KFW40+?
Should work, right? There are two separately accessible apartments. Both have a bathroom and kitchen connections.
I wouldn't want to install the kitchen upstairs yet, since the whole house is initially going to be occupied only by us.
But when the kids move out, it should be possible to rent out the separate apartment upstairs accordingly. Since it’s just a small apartment, we would rent it including utilities such as electricity, water, heating, and thus forgo separate meters.
I would then simply take down the lockable apartment doors as long as the whole house is only occupied by us.
Does that work like this, or am I missing something?
