The architect in quotes, who is constantly mentioned by the OP, often does not even exist, at least not as a HOAI-AN ;)

I am really sad about the tone here. I asked a clearly defined question. Deliberately without much else, because that distracts from my actual question. Where the plot is, where a garden is, how old the architect is. None of that is relevant for my question.

My goal was to save the parties time, so they wouldn’t have to respond to things that are already fixed, and to save myself time reading answers that don’t help me. It seems to me that many here think they have to force me to my own happiness against my will. If that were the case, then what use would I have for their dogmatic advice at all?

When I see the floor plan like this, you should crumple up the drawing and start over.

But to properly evaluate a floor plan, you also have to know the conditions such as the plot, development plan, access, parking spaces, living habits, ... Without this, you are only evaluating a few walls and not a living concept.

Hello Klein und Fein,

my tip from painful experience. Start with the stairs. They determine the entire floor plan. And a small hint: a landing staircase consumes an enormous amount of space. I would choose a space-saving half-turn staircase.

There is also nothing about financing in the questionnaire. Don't forget: interest rates are currently rising sharply. With this floor plan, you will never get rid of the property again. You should really reconsider this project. Sometimes it is smarter to continue renting.
