No, you have exactly depicted the same situation, only that the entrance and the technical room have been swapped. The other things, including the poorly usable kitchen, you transferred 1:1. We are not talking about a 20cm shift or gain. For that, no new design is needed; it’s about the spatial planning of the kitchen.
Then as an amateur I just don’t understand it. Sorry for that. But then I admit it! As I said, I don’t want anything bigger than about 140sqm. I find a side entrance great, but otherwise I couldn’t realize it differently than on the floor plan I drew. I want a distance of 4m from the TV to the sofa. A large dining table with the dimensions 2x1m should fit in, and ideally one should be able to walk completely around it. I simply like a pantry or as you call it a storage room. I was persuaded that a guest WC does not need a shower. A utility room with a mudroom would be great, but if not, that’s okay too. Terrace obviously facing south. I want most of the light in the dining room and kitchen.
So unfortunately, as a layman, no other floor plan seems possible to me.
Here’s a tip: the stairwell at the start can probably be built over. Nevertheless, swapping bedroom/bathroom is advisable.
You can already see that the upper floor compared to the initial version is the winner here!
I would therefore take the upper floor as the basis for the single-family house: transfer load-bearing walls, make the storage room, which you lovingly call pantry, easier to access (relocate), and start the open living area earlier, thereby gaining space.
