And where are you planning to put a house on that? Without garden use?
The huge roofing, meaning sealing, would be allowed?

Well, it’s more wide than long.
So if you can still get the house onto the plot.. at least then we know that you have some idea in mind.

I don’t understand your comment. The image has no scale. The 8.61m house doesn’t fit on a 20.3m plot? Or a 10.5m house on 27.6m. Building setback 3 m. That means 17.3 and 24.5 m wide area to build on. Garage and carport can go beyond the building setback. The picture shows the plot and the middle lines are the building setback, not the house itself. Sorry, I wanted to show the plot without the house. Didn’t work well, but it’s rare. I have read it over and over. I don’t understand what you want to say. Too small?

I ask questions. Among others, these here, ..because you really can't guess where the house will be placed. To be honest, I also don't understand why someone posts something in a forum that's supposed to help without any explanations and without a fixed point/north arrow and thinks it's self-explanatory where the street and north are located. We do have crystal balls, but they don't work on Sundays.

North arrow exactly, it is also always helpful to align all floor plan views/site plans uniformly.

And, looking at it like this, why actually such a huge carport and a relatively small garage with a side door?

Are the neighboring plots already occupied? What is planned/built there respectively? What is around, that's why site plan ;).

There isn't much to understand. It's a preference. The beautiful straight staircase is worth the less space to the builders. Living quality is created not only through space and functionality but also through aesthetics. Why shouldn't someone treat themselves to something they find beautiful if they are willing to accept less space elsewhere for it? There are even people who pay extra for the roof of a four-door sedan, which results in less headroom and a worse entry. I noticed that too. It only causes confusion.
