You... as a single woman with a house you have to kiss a lot of frogs - men are reluctant to go into a nest that isn't theirs. Simply put: old burdens are only good if the woman then gets to play the role of friend to the children from the ex-relationship, otherwise many men do have "dislikes" against the old burden house :cool:
That doesn't have to apply to everyone (here in the forum), but I could write a book about it...

The utility room is now just under 14 sqm
For one person, that’s really oversized.
As far as I was told, this room does not get warm and you can store everything there without any problems.
There won’t even be heating installed there... but it’s still warm. So not warm, but not cold either. But that will affect every room in the house.
Shed roof and a hint of loft inside.
It doesn’t have to be so steep for a whole 2nd floor. An open living space gives a completely different living feeling, more light and design options; if sleeping has to be in the dark, such a mezzanine can be used differently again.
Phew, a shed roof is more expensive... with a gallery and internal insulation (roof) it’s a huge deal that you have to think about... and here the house adapts to the budget.
You really have to see what is important.
Personally, I’d also rather forgo wallpaper and a painter and create some more space upwards. But everyone has their priorities, whether the house then becomes rather modest, bigger, or has better interior finishes.
However, even the hallway would already be too much, here I rely on the Danish version and prefer it more open – for bedroom and bathroom a sqm of hallway from the common room is enough.
the idea is good, but there is a door from the utility room leading outside under the carport. That would then be lost and I didn’t want to give that up.

But first the explanation: The suggestion from me with the swap is because of the now illogical zoning. The bathroom belongs in the private area (even if guests sometimes use the bathroom), so to the bedroom. Just like means with the private bathroom – so it’s not visible to visitors, no guest WC is needed, but the short way to the bedroom.
Then the "storage"/work zone: utility room and kitchen: short paths to stored food, rubber boots at the cloakroom or shoes in the utility room... entrance... somehow it all belongs together.
Right now you are planning your hallway as a dirty area: from the carport into the utility room, then the hallway to the cloakroom and kitchen. In the evening you’ll have beach feeling under your socks.
I would position the house completely differently, then you could have both.
