No... he's a prince now :D

Regarding the orientation: I would try moving the building rectangle and the future carport a bit around on the property. If necessary, I would probably place a rather simple house slightly diagonally, because that creates wonderful areas and sightlines, among other things also for the carport and passages more practical possibilities than rigidly in a straight line... with nice shrubs you can increase the value of the house not only visually.

A bit picky? Your plan would mean: Street at the bottom of the plan (24-meter side) North at the top of the plan. Main garden area in the East? I find orientation, etc., quite important. In general, it would of course have been better as always if the site plan and house floor plan had an IDENTICAL alignment and ideally also the north arrow always correctly placed on the drawing ;).

No. I just didn't know it at the time. Of course it is important. But you’re not immediately being picky just because you assume something. It’s not my fault, just a wrong assumption.

So, again about the utility room. You mentioned something about the dryer. Such a dryer warms up a room well. In our case so much that I hang jackets next to it to dry. You don't want to keep food there. So either you plan enough storage space in the kitchen (pull-out pantry units are pure space miracles), or you get yourself a small extra room. You can comfortably collect the trash in the kitchen. We treated ourselves to electric trash bins. If you take them out regularly, they don't smell at all. Since the way to the bin outside is short, you're more likely to do it than if you live on the 5th floor. My parents keep the yellow recycling bag in the utility room. I get annoyed every time we're there and I want to throw away just a little thing and still have to walk through half the house. But always consider general storage options as well. For example, in the attic. As a homeowner, quite a lot accumulates there. From the cushions of the garden couch to the sun umbrella or the Christmas decorations (some homeowners get a taste for it and decorate the house in the most colorful lights). A very "hot" tip: Pay attention to sufficient shading for your bungalow! Especially with large windows, the roof overhang should be big enough so that the sun doesn't shine in directly. In summer, you will love your cool house! The cold roof also insulates downward really well.

If underfloor heating is planned: For us and another builder, the heating circuits of the rooms behind should as a standard be installed under the kitchen cabinets. A minimum must be allowed to keep it mold-proof. If more is allowed, it reliably heats up both the trash and stored food. This tip was given to me by the person who passed it on, from a Heinz von Heiden builder, where this heating of the trash had occurred. How other construction companies handle this is not known to me, maybe it happens more often. Although we had agreed on this in advance, I had to do some convincing on site with the heating installer; he wanted to have the circuits only under the fitted kitchen.

Best regards
Gabriele
