Oh, did you have the price fixed, or is that basically the price after the selection of features etc.? We will now sit down again over the weekend to try to reduce the floor plan; €480k just for the house is simply not feasible for us o_O

2500-3000 euros is simply the currently quoted price. Depending on the region and equipment, there are variances upwards and downwards. You can no longer get a house without massive EL or massive connections for 2k like two years ago. Of course plus additional construction costs, garage, possibly basement, outdoor facilities, equipment, etc. Just read the threads from the last few months if you can't believe it. And on 140 sqm with 3 children's rooms + office\guest room, I also consider it difficult (actually impossible) to achieve. And you have to remember all threads here from the current construction phases have contracts concluded before the war and the current inflation. You are still in an early planning phase and will therefore experience some price increases until construction.

And about the architect, I better say nothing. Such an unrealistic cost estimate should be legally punishable. It drives the inexperienced new building owners into ruin. One can only hope that the awakening comes at the latest during the tendering process and that the (costly) emergency brake can still be pulled then.

When you work on the floor plan, also take a look at the entrance situation with the narrow hallway. How is that supposed to work with 4 people, or sometimes even 6? Where is the space for jackets and shoes?

The price was fixed for the entire construction project. The only thing we didn’t have a problem with was the price for the wooden elements. This was increased by €7,000. It could have been much worse :cool: The photovoltaic system (regional supplier) was also very cheap at about €1,200 gross / kWp. Prices are said to have shot up by now.

I can only "strike the same chord" as the (most) previous posters. a) Floor plan is no good, b) price expectation does not fit.

I read something about 320 k€ for the house, 360 k€ is already too much. :rolleyes:

Before any further "painting" is done here, the finances must be clarified.
