If the building envelope, roof pitch, and everything else (read all posts again!) are clarified now, including concerning gifts, preliminary inheritance, etc., then one could start planning age-appropriate rooms and bathroom as well as a living kitchen on the ground floor, parents’ room, bathroom, children’s room, and office on the upper floor, and then convert the attic on the top floor either into 2 children’s rooms plus a utility room or parents’ level plus TV room. One should roll the dice on that.

Please leave the floor plan and go to the bank to see how much money you will get. Did I understand correctly that you have 340TE + 80TE for the house (without the land)? How much does the land cost? With this budget you can forget about a garage/carport and better plan with 120 sqm. Given the current situation, a 20% buffer is necessary. Anything else is Harakiri.

Town & Country house "Lichthaus 152" with price for HE = Helmstedt? Just under €260,000 with 150 sqm. Gable roof and not a semi-detached house. Maybe invest the architect fees differently. A bit of upgrading added and the house is ready ;)

Yes, I was thinking of Hessen. That was an open question from me, and with a limited profile, you simply cannot access the construction site (country).

That would be very unfair to the neighbor (or would mean having to take over their setback area so that they can still build). Maybe the OP should tell us more about the property situation, it looks like a plot subdivision from the site plan, perhaps this can still be challenged, and what are the zoning plan conditions anyway...
