Our targeted floor plan - please provide assessments

The house has a floor area of 11.2x9.2 m, from which 47 cm walls are deducted. The living and dining area including the kitchen is then 60 sqm, or kitchen 17, living 42

May I then also ask about the square meters of the other rooms? I find your floor plan great, but if the living room and kitchen already have a total of 60 sqm and you only have 152 sqm overall, what room sizes do you get for the other rooms?

The upstairs children's rooms are 4x4 m; we visited this as a model house and liked it, also with furniture. I can later provide a photo of the floor plan with measurements.

It is really good to get feedback here. We definitely have to visit the show house, but we have already realized that the layout is not really optimal and without a basement, the storage space is probably not sufficient for a family of at least four. ... Maybe we should get an offer for widening the house to the right and left or reconsider having a basement.....

Maybe you should also consider having your house designed by an architect. When I look at the base prices on the homepage, I think your house with all the modifications and widenings ... that are necessary for you with this floor plan, will be more expensive than it has to be. You yourself write that the layout is not optimal... then walls are moved back and forth at a high cost until it SOMEHOW fits, the house is possibly unnecessarily broadened, in the end it almost always becomes an overpriced compromise. I definitely don’t want to start a fundamental discussion here about architect vs. general contractor/developer/prefabricated house, many people live in such houses and are happy. Still, maybe you should think about it and have a "tailor-made suit" made for you. And one more thing I want to tell you: You have no idea how big a 150m2 house without a basement can be.

And, one should consider not having 2 smaller dining areas, but possibly creating a larger space for dining/cooking with a large dining table and separating the living area instead.
