What is the distance from the building envelope to the street? Are pure parking spaces allowed outside the building envelope at the street, or must they also be within the building envelope? For Kfw 40, the exterior wall may become somewhat thicker. Is anything known about the thickness yet?

For the grandparents, we have the room on the ground floor with about 12 sqm. We have that now as well, and a pull-out daybed, desk, wardrobe, and chest of drawers fit in there easily :-)

Stupid question: why 3,000? I want to understand. We’ll leave the garage out for now (you can also get a prefabricated garage for 10-15); for the outdoor facilities we initially planned 15 for the essentials (paving, terrace), we had estimated higher additional construction costs. So I’m really grateful for your advice; if we are completely out of budget, we wouldn’t buy the land (we still have about a month to decide). It would definitely be a shame, but better than refinancing and getting completely into debt

Exterior wall


The exterior wall will probably be somewhat thicker. The architect probably wants to build monolithically. So 36.5 cm Poroton? But there is also the exterior plaster, which is a few centimeters thick. Don’t forget that the measurements are always for the shell construction. The interior plaster takes about 1.5 cm from each wall. The floor structure takes away about 17 cm including the flooring with underfloor heating in our case. This means if you planned for a room height of 2.75 m, the final height will be about 2.55 m.

Because that's the common price. We are currently building a bungalow with 2020 prices and are at about €2,850 / sqm. But that also includes a large photovoltaic system, some electrical gadgets, controlled residential ventilation, and a brine-water heat pump. In addition, the room height was increased by one brick to 3m. Ancillary building costs and outdoor facilities are not yet included. And we are talking about the price that was established before the corona crisis and Ukraine war.
