doesn't sound like home office to me, so I think for filing/research and paying invoices the south side is not a must now.. Otherwise, it's just possible with the cramped room in the middle, that's true...

I just wanted to say that sometimes you may need to take the blinders off the idea originator a bit and then perhaps unconsciously head in a different (more optimal) direction that the originator was not aware of.

Regarding the floor plan itself, you have exactly hit what was wanted, now it’s probably more about finding the right solutions for the interior.
