Our floor plan of 120 sqm on a 469 sqm plot

we have a living area of about 120sqm. that means about 60 downstairs and just under 59 upstairs. we have raised our knee wall to 1m. everything else becomes too expensive.

I wish you lots of fun with your floor plan. Suggestions for improvement have already been made. If you seriously want to put a drying rack in your living room, then I don't know what else to say. Already mentioned, the house will be cluttered. You will have to buy new drinks every day because there isn't even storage space for them. The vacuum cleaner will probably be parked in the tool shed, and so on.

PS: Please report back after living there for a year how you like the floor plan then

Hello, you should also consider that you might have two children at some point. I also have two children and wash at least one full load of laundry every day. If I had to constantly hang it up in the living room, it would firstly never look nice and secondly smell like a laundry room. Two children can produce HUGE AMOUNTS of dirty laundry! When I used to live in a single apartment, I managed without a dryer, and occasionally had a laundry rack in the living room. However, that would be unthinkable for me now, just the work alone! Children also have lots of toys (tricycle, Bobbycar, scooter, electric train, etc.), which you want to quickly stash away somewhere. You should think about that and not base it on your current space requirements, everything changes with children. You should also consider the resale value of your house; if poorly planned, the house does not sell well. Best regards Sabine

You are building 9.37x9.37, right? We are building 8.84x10.64. That makes a difference of 4 sqm when you calculate the external dimensions. When I add up all your room sizes, I get 69.03 sqm for you (floor area!). We have 74.18 sqm. That is 5 sqm more and yet we have a very generous downstairs, hardly waste any circulation space and still have room for a 12 sqm. When I look at your living space, you have a dance hall behind the sofa. Is the drying rack supposed to go there? Wouldn't it make more sense to take some of the room width here and give it to a reasonable utility room? And the space between the living and dining rooms? There is also an insanely large area! And why do you need space for chairs at the (non-functional) island, when the dining room is 2 m further away? If I could only build 120 sqm, I would use the room concepts much more efficiently.

Sabine, they only want one child. And of course, that doesn't make that much mess and playing only happens in their own children's room. There is then enough space for the drying rack in the living room.
