290k : 1300€/sqm = 223 sqm ??? You posted a drawing with dimensions, but unfortunately without floor plans. If there were, for example, copyright reasons for non-publication, these would not apply to the dimensions of the house (???) What is a "garage female female" *don’t understand* The cost difference essentially depends on whether mixed with/without basement is built; with both halves having or both halves lacking a basement, I do not see nearly as much "synergy effect" to be gained from construction schedule coordination. On your drawing, not at all, since the driveway is practically blocked by the house. In this case, that would actually apply even to a parking space outdoors.

I asked him exactly that, especially because he told us in the conversation that one should expect about 2000-2500. The answer was that this is the price from the construction cost index for a semi-detached house … but honestly, it’s a bit too risky for us as well.

Thank you for your constructive criticism. Exactly, we want to make it a bit smaller so that it also becomes cheaper. Your company has now planned just under 165 sqm, we only need 140. We just have to make sure we can represent that well in the floor plan. We will remove the dressing room, probably the pantry as well to save sqm. But: currently the pantry is also about 10 m away from the kitchen and we have to walk there, so that doesn’t bother us. Better like that than always having to go down to the basement, which I used to have.

We would only do the garage/carport much later anyway – but we should still consider the space now, because I cannot move the house in 10 years.

Regarding the budget: we initially gave him free rein in the planning and he also told us in conversation it would be 320 if we build with him at the same time... that it is now 360 is of course not feasible, so we have to make the house smaller. However, he offers a fixed price upon signing the contract. We are aware that costs will still be added, we have set the incidental construction costs relatively high (80k) and hope to cover any additional costs with that.

I didn’t understand the thing about the driveway to the garage; if the garage is on the left of the house and lies within the building area, then you can drive in, right? There’s 5m free in front of it anyway? I’d appreciate it if you could explain it again; I’m here to learn :-) I don’t know why he then priced it that way :/ we are both building without a basement and yes, the architect seriously calculated 223 sqm. He said if it’s smaller then even cheaper :‘) that would be nice The female symbols somehow appeared here instead of emojis – I wrote via the phone keyboard and it got converted; sorry for that. But “the” garage is feminine after all :-D

Just do a rough calculation:

3,000 € / sqm. That’s 480,000 € for 160 sqm
Incidental construction costs: 50,000 €
Garage: 25,000 €
Exterior facilities: xxx
Then you’re at 555,000 € + exterior facilities + land.

If you’re okay with that number, you can continue planning :cool:

I don’t know any good reason why a semi-detached house should only have half the costs. Especially if both halves are built independently. At this point, it’s also not clear to me where the 230 sqm should come from, roughly estimated I don’t come close to that. I don’t want to go into all the details of the floor plan, others can do that better, but where are the grandparents supposed to sleep during the 4 months if grandpa is no longer good on his feet? Hopefully not in the upper floor? For assessment, it would also be helpful if you roughly sketch where pathways are supposed to run, where parking is, and where a possible garden house will be located.
