As I said, I personally don’t place much value on living space. A 50 sqm 2-room apartment is enough for me. I will also move to the upper floor.... Climbee is right about the parking spaces. I checked the municipality’s parking regulations again. From 25 sqm of living space, 2 parking spaces are required.

According to my acquaintance, the plot with a house size of 16x12.5 is fully utilized... no more is possible due to setback areas, etc.

Here is a draft with 2 different apartment sizes per floor. Of course, that’s also worth considering...

That is also what I meant with my first floor plan: 2 apartments of different sizes, of which you then use the larger one. Personally, I find that the most sensible, as you have more space for yourself. And one more thing regarding the previous post. The more unusual the house, the more expensive, and the other three apartments are still investment properties. That’s why I would keep a practical floor plan like the one above. And leave out the elevator or garages in the basement, as that is far too expensive and disproportionate. An elevator for 2 apartments is not worthwhile. And the first floor can still be reached with a stairlift if necessary. Also, with a new building in the Munich area, you don’t need to think about such extras at all, as you can quickly rent the apartments for 15€ per m2. If you really like the floor plan above, I would stick with the idea of 2 different apartment sizes. But optimize the floor plan again. Because a living/dining area with only 2 windows is not nice. Better to let guests walk through the living room than to have hardly any daylight at the back near the kitchen, since the side windows are missing.

Yes, the floor plan is not yet optimal. I would say the larger apartment with about 85 sqm will be a 3-room apartment and the smaller one with about 65 sqm a 2-room apartment. As Sunshine already says, the budget is not unlimited... If the plot didn’t exist, I wouldn’t even consider it. With the current construction prices, it’s not worth it at all. But if I can build the whole house for around 900k, then one apartment costs me 225k... you won’t even get that in this area, not even for an old existing property... and then I have a new building and I’m the boss on my plot and don’t have to coordinate with other owners etc.

Construction start is planned for 2024. Next year I will tear down the old house on the plot... I hope that by 2024 the material shortage will not be so extreme anymore and craftsmen will be available again

Exactly. Regarding an apartment, you would probably pay double to triple per apartment with a property developer. That shows their profit, but they first need to have a plot of land. That’s why their profit is probably not as high as yours. So they’re doing everything right.

No, the profit results from the total investment costs – that is, land and construction. The developer earns between 10% and 20% on an apartment. Before taxes, risk, administration, etc.

In Munich itself, the land makes up to 60-70% of the purchase price of an apartment. That is why the apartments are so expensive, not because of exorbitant construction prices or excessive profit claims.

It is a rumor that never dies that developers rake in endless money.

Thank you for the clarification. But with the prices, one expects it to be different. Because the risk of a construction project with a 10% return is not really great.
