Hello Robert,
At the bottom right it says "Ein-Ausfahrt". How does one get to parking space 1, and how does one reach the other parking spaces? In other words: what will be paved and used as a driveway?

First of all, thank you very much for the many responses. There are many good suggestions among them. I did not expect that! Before we go further into detailed planning, I am waiting to see whether the house in this form will even be approved by the district office. For this purpose, I have submitted a preliminary decision, which has already been approved by the municipality.

It is a family project. Since I am single and have no children and also exclude this possibility in the future, a 70 sqm apartment is completely sufficient for me. The other apartments are intended to be rented out and serve as an investment and retirement provision... or one apartment as a retirement residence for my parents, in case they can no longer/want not to manage their large house.

The target group is older married couples or couples without children (max. 1 child). I was thinking of rent of about 12 to 14 euros/sqm. The area is rural, between Augsburg and Munich. Many people from Munich/Augsburg have moved here in recent years. Accordingly, prices have risen. The standard land value is now 620 euros/sqm.

I now have an offer from a construction company. They would build the house for me turnkey for 950,000 euros. However, I am considering having only the shell built and awarding the rest through my own management, or putting in a lot of personal effort.

Alternatively, I had planned a semi-detached house, which would also fit better on the "small" plot. I would only need four parking spaces... However, a semi-detached house is actually much too large for me and the cost/benefit factor is also not so favorable. Let's see what happens...

Normally, the current market situation for building and renting is not good (high construction costs, high interest rates, high land prices), so it is hardly possible to achieve a good return anymore. However, if you have a lot of equity through freely available capital and the property with the high standard land value, in my opinion, it is still sensible to invest and the return is within a reasonable range (and with current new builds, better aim for 15€ per m2. You can definitely get that with an energy-efficient new build.) Just don’t make the mistake of renting out your new build too cheaply. I know a few people who rented significantly below market value due to their own ignorance, as they didn’t believe that so much rent would be possible in their small town, and the new build next door was rented out for a third more one year later. And this applies especially to Bavaria. I would also avoid a semi-detached house if a multi-family house is possible, since the highly valued land does not fully play out its advantage here. But even as a single, I would carefully consider whether to stick with 70m2 or to make one apartment with 80m2 (3 rooms) and one with 60m2 (2 rooms) per floor instead. You would then have a bit more space in your apartment and two 60m2 apartments can still be rented out better for a higher rent than one larger apartment. And you would still have the 80m2 apartment to rent out or for your parents later. And the 80m2 apartments can also be designed a little more generously.

And does your B plan actually say anything about the floor area ratio and site coverage ratio? Then one could also try drawing something oneself. The sealing caused by the parking spaces seems very high to me. The site coverage ratio must be somewhat higher (so not 0.3) to get it approved.
