I like the apartments so far... except for the somewhat small bathroom. But we will surely find a compromise. The demand should be very good. In the neighboring town, there is a direct train connection to Munich with about 25 minutes travel time.

A road runs around the property. Thus, parking space 1 is directly accessible from the road. The other parking spaces are accessible via a wide driveway. This is also shown in the plan.

Then that should be no problem at all. I know several people who have multiple driveways for corner plots even for their single-family homes. And check again if 4 parking spaces would be sufficient if you were to build 2 semi-detached houses with a granny flat.

The municipality is not willing to negotiate. My mother knows the mayor well... no chance... it was also stated as a condition for the project to be approved by the municipality. There have been and still are problems with too many cars parked on the street. At times, the garbage truck could no longer pass through. This is because many EFM houses were converted into MFM houses, but no one built parking spaces for them. It was not taken so seriously in the past...

Okay. Then that's just how it is. But maybe you can negotiate with the mayor that in return there is a parking ban on the entire street, so you can then rent out your parking spaces at a high price ;). Or on two parking spaces with the lanes made of grass pavers, eventually the trash cans/bicycles are just standing there. They can also disappear quickly again.

I wouldn’t build a house like this without a basement either. For the compact apartments, you simply need the basement cage for skis, winter tires, camping equipment, etc. The attic is only a limited substitute. The building services area should also be somewhat larger than 4 sqm for 4 apartments. Four households with 2-3 people each quickly add up to 10 bicycles, which you don’t want standing in front of the house anymore but in the bicycle basement. I would tend to plan washing machines in the apartments; I’ve had both and find it a hundred times better in the apartment. You can also dry laundry on the balcony.

But I believe the basement can be significantly smaller than the house's footprint, and the parking spaces are already considerably lower than the ground floor. Therefore, I’ll just throw out the idea of integrating 4 garages into the basement on the side. That would significantly reduce the clutter on the property. The second parking space for each residential unit would then be directly opposite the garage.

Good idea ... and the advantage would also be that you could integrate a bicycle cellar accessible from the outside right there. Because currently, the only option is to bring the bicycles down the basement stairs through the stairwell.
