I would also omit the bathtub. That way you have absolutely no space for a cabinet in the bathroom; without the bathtub, it becomes significantly more comfortable. Disclaimer: we are building without a bathtub ourselves and had to defend this quite fiercely here ;) Otherwise, you basically have the floor plan of a compact 3-room apartment, there is not much to optimize. I can absolutely understand 2 parking spaces; you are outside of Munich public transport and two cars are probably the norm. It's enough if the guests park on the street; the residents don’t also have to. Here, some spaces could be designed as flower gravel lawn, meaning putting 1-2 cm of compost on the gravel layer and sowing it with an appropriate mixture. What I don’t like so much about the parking spaces is the distribution 7 + 1 and the one parking space at the top right of the plan. For that one, you either have to maneuver back and forth in front of the garbage shed or back in directly from the street. I find both rather moderate.

The bathroom also caught my attention right away. It is about 220 cm wide and just under 250 cm deep ... far too small for both a bathtub and a shower. Both will only be compromises. I would definitely move the bathroom window a bit towards the bedroom, then you could also place the shower on the outer wall. Because behind the door it becomes a bit awkward.

I find the living room layout with the drawn-in furnishings completely unsuitable. You might also want to have a table, etc. Here is my suggestion for that ... derived from my living/dining/kitchen room, which has quite similar dimensions of 410x710 cm.



In orange a partition wall about 180 cm long .. then you can very well install a kind of two-row kitchen there. Continue the 180 cm full-height partition wall with about 1 m as a partition wall at countertop height, then the kitchen countertop can extend as a small peninsula above it.

On the partition wall towards the other apartment, there is then space for about 270 cm of base cabinets and behind the also shifted entrance door into this room there is space for a 160 cm tall cabinet. In the example, from left to right, this could be a fridge/freezer cabinet, pantry cabinet, oven cabinet (electricity!).

The door to the hallway is therefore shifted so that you can still gain storage space on the wall to the children's room, for example for a 120 cm wide shoe cabinet (only about 40 cm deep). Behind the entrance door I then placed a 120 cm wide wardrobe, but 60 cm deep.

Also, the windows in the living room are distributed differently. In the kitchen area a normal window, then a simple balcony door, and then another normal window. Then a wider window on the outside. The window widths correspond to the widths already used in other rooms.

The balconies are not supposed to be very deep, so I find it quite practical if you access the balcony more from the middle. This is definitely more practical for the room.

The drawn-in dining table measures 140x90 ... and could also be easily extended when there are guests.

I would consider placing the TV on the lower wall of the plan. .. I assume that the entrance plan was oriented to the north. I did not find a north arrow (or possibly overlooked it).

Presumably, I would always put the toilet and sink on the other wall since the bedrooms are right next to them. So, because of noise and pipes.

In the living room, I can't really imagine the sofa in relation to the windows and TV, etc. I think a TV corner is still common in many households nowadays.

Stroller, bicycle room was already mentioned.

I would probably swap the child's room and the bedroom. Then the bathroom can be a few centimeters larger and still get windows on the front of the house. Then the bedroom buffers the noise in the evening. Partition wall living room as a lightweight wall in case singles want to open the room. Windows will probably be planned according to the planned furnishing ;) ([TV wall, serving window])

Yes, I have also considered swapping the child’s and parents’ bedrooms, but there really isn’t enough space due to the entrance door to the then children’s room. Sliding issues there could lead to a real appendix for the THEN children’s room.

I would probably make the hallway with a recess.., you’d have to see it drawn. It’s also a question whether it’s even used as a children's room.

Here you use the "long" wall of the wardrobe on the other side. If you didn’t do that, even more space would be "wasted".
