From 114 to 92 sqm would be a minus enlargement, translated from politician speak to German, meaning a reduction. You can only reduce a functioning design if it is a generously sized design. But that does not apply to catalog houses for average earners; these house designs are "slim fit" cut in all sizes. If you reduce them, you unfortunately always reduce their functionality along with it. The same applies, in principle, if you want to squeeze one more room into such a design. So consider whether a two-child family house would not also be a welcome improvement for a three-child family compared to the rental situation. The fairies in fairy tales always grant you three wishes - three in the sense of three point zero, not pi and certainly not three and a half (or on Sundays occasionally four). If that doesn’t suit you, you can write a submission to the Fairy Ministry – but I don’t think that will help.

Take a look at sketches number 24 by Hanghause and 36 by Katja in this post. It is a bit more than 92 sqm.

In both cases, I have not recounted; the 92 sqm in my statement results from a rule of thumb based on the house’s floor area for a one-and-a-half-story house. It may also be possible to squeeze out 98 sqm. But your suggestion of a basic model with 114 sqm can definitely not be enlarged here.

Hello dear ones and thank you very much for all your answers and ideas. Unfortunately, we have suffered another setback and actually thought we would give up for good and build somewhere else... after some back and forth with the building authority, it now looks good.

The architects have now created a floor plan based on the surveyor's data, or rather two, one with a fireplace and one without. I was actually surprised by how many square meters we have.

What do you think?

The reasons that led to this division would be good to know. How is the house supposed to be situated on the property? Where are parking spaces and the driveway? It doesn't exactly blow me away. But maybe it fits your wishes perfectly.
