One could omit the cupboard in the hallway by the stairs and place the door to the technical room there. There might also be space for a shoe rack.
I’m afraid the headroom isn’t sufficient for that. But that was just a little experiment to make use of the space right up to the ceiling. Maybe a standard design is enough for the OP anyway, there are tons of examples. Just google “120 sqm floor plan” or even better, browse the relevant prefab house providers.

You don’t have to go into the utility room that often, so the door can be narrower and/or lower. Like the cellar entrances in old houses :)
Depending on the technology, the systems are not that huge, and you can also make a door to the outside. I would just prefer not to restrict the living room corner with the access to the technical room.

There isn’t a very good floor plan for a smaller house without a basement on the internet. Maybe optimize and slightly enlarge the Raumwunder 114.
