No, the dimensions are 7.64 x 10.05 m, each excluding insulation (which may be up to 25 cm thick). Increasing the raw building footprint by 18 cm in length and width with, for example, 16 cm thick insulation would be a naive calculation. So the starting point is a raw construction outer dimension of 7.64 x 10.05 m (at an eaves height of 4.73 m and presumably 45° roof pitch). From this, about 15 cm of structural masonry shell (calcium silicate brick) would probably be deducted. Thus, the living area will be about 92 sqm.

Wouldn’t it be more sensible here to consider the overall requirements systematically and rather plan the new building as a retirement house for the parents?

The green area is, in my opinion, the outdoor area. I would keep a distance of 3 m from it. It could eventually become building land. ;) See my suggestion.

You are quoting out of context. I am actually claiming that the building authority approves the 25 cm insulation in addition to the volume. Otherwise, they would not have written that. According to OP, the DN is 47°.

Correct. So 25 cm not only for exterior wall insulation but also for insulation above the rafters. But based on experience, I am sure that the building authority means these insulation thickness surcharges on the volume to be purpose-bound.

Yes, but how do they want to check that? Then I'll just plan a 15 cm exterior wall with 25 cm insulation and actually build it the other way around. Nobody will notice. ;)

Um, the dimensions of the building window would be quite nice, because of the 6m distance...
