We have already informed ourselves about that. Regarding the 206m², that refers to the gross usable floor area per floor. So that works out.

Ok, if the pool and spa area are not included in the budget, it already looks a bit different. I still believe that it would be very tight with the budget, at least in Germany. As wrote, the windows alone will already consume quite a bit. We immediately set aside the profile-less option after the offer; for that money, you could have bought a condominium or a slightly older house. For us, more than a quarter of the €1 million would have been gone just for the windows.

Regarding the floor plan: Everything is nicely spacious. However, personally, two things would bother me massively: the spa area overlooking the driveway. I couldn’t relax there, but that is my personal opinion. And I would plan at least one shower there to avoid having to walk through the hallway to the guest bathroom after a sauna session.

Master bedroom with integrated open bathroom and dressing area is a matter of taste. Some people have no problem with it, others (including me) find it disturbing. As nice as it looks, after a hotel stay with such a setup, I’m always glad when it’s over. But if it suits you in terms of noise sensitivity and sleeping habits, then go for it!

The issue with the missing shower in the spa area has already been passed on to the architect, it is logical and belongs to it. The sliding window in the spa area was installed for natural light and to be able to go outside after using the sauna. However, the glass will be frosted so it is not visible from the outside, we have already pushed on that. Regarding the master bedroom with bathroom. We have never had one, we will be surprised... What I personally miss is a small window that can be opened... we will see. Regarding noises, both the shower and the toilet have glass doors...

How far is the driveway from the street? Is there any kind of privacy screen or are you basically standing on a display platter?

Such modern houses usually only look expensive, but are quite cheap to build. ... I saw such a house on holiday in Bosnia. It certainly costs only a fraction there. but you see many of these new houses there. I find it very stylish. I don't know why you don't see more of them in Germany.

Let's think about it... ...because it is nonsense that such houses are cheap to build (if it's not just about complex architecture but a modern and high-quality house). Or are Swissfineline, Sky-Frame etc. also available for peanuts in Bosnia? Sure, you can just build complex as well. But then you inherently need a bigger and thus more expensive house, since such architecture also produces a lot of dead space. And finally, it also needs a location for such a house to make an effect.
