Ok, if the pool and spa area are not included in the budget, it already looks a bit different. I still believe that it would be very tight with the budget, at least in Germany. As wrote, the windows alone will already consume quite a bit. We immediately set aside the profile-less option after the offer; for that money, you could have bought a condominium or a slightly older house. For us, more than a quarter of the €1 million would have been gone just for the windows.
Regarding the floor plan: Everything is nicely spacious. However, personally, two things would bother me massively: the spa area overlooking the driveway. I couldn’t relax there, but that is my personal opinion. And I would plan at least one shower there to avoid having to walk through the hallway to the guest bathroom after a sauna session.
Master bedroom with integrated open bathroom and dressing area is a matter of taste. Some people have no problem with it, others (including me) find it disturbing. As nice as it looks, after a hotel stay with such a setup, I’m always glad when it’s over. But if it suits you in terms of noise sensitivity and sleeping habits, then go for it!
