Is he a dreamboy or are the neighbors the ones who would have to be completely shameless?

Oh, that was already pretty close to the limit of my diplomacy, just sweetened a bit.

I didn’t base it on the size or whether I thought the neighbors were poorer. The contrast between the house design and the surroundings simply has the clear language of form: “I I I am building one hundred percent ignorantly whether it fits in anywhere, only the building envelope is my limit – neighbors look here, this is how a champion builds!” Or in short: “Sucker, this is how a boss builds.”

Clear lines in the floor plan. Something like this always looks good at first glance and doesn’t immediately reveal mistakes or unsuitable planning.

Open staircase with 5 people gives no peace to the living area, no relaxation for parents when children are growing up and bringing evening guests home
Bedroom directly next to the gallery wall, the open space transmits sound
Bathroom above the dining area, bed between dressing room and bathroom (restless for the long sleeper)
Children’s rooms are dark despite large window areas
Kitchen too long (long walking distances), dining area too narrow in width
Little to no storage space

I do like this kind of house, clean, straight, gladly open as well, we ourselves have an open space and a staircase next to the sofa. But we only built it for the two of us. Would I do something different? Yes, definitely keep the staircase closed off from the chill area. And there are no more children running around here – it does have something uncomfortable about it.
I do like the clean style, but I wouldn’t want to live in it myself. It’s like the old restored farmhouses or the Mediterranean villa: nice to visit, then an oh and ah, but not to live in, please.

I consider the budget too tight, with too many facade add-ons and too large window areas.
For me it doesn’t fit at all where it’s supposed to be.
I wouldn’t build it there either if I wanted to feel comfortable on the street in the neighborhood.
Personally, I’d also dare to point out that this front and the dark windows could make some neighbors feel aggressively close. Because the house doesn’t look “friendly.” With the fence, it almost has a design-prison character.

The compartmentalization is not least thermally tricky. I say, that was still put nicely ;-)

Difficult. Apart from the drawbacks that Yvonne has already mentioned, I especially find the proportions of the plot to the house and its integration into the surroundings disproportionate. I understand that you definitely want to realize your dream of a house. But this block will always be an alien body in the neighborhood. The question immediately arises for me why someone buys such a small plot with a village character if they have the money and ambitions for this modern monstrosity? Was the plot the only option?

Thank you all for the constructive criticism. We will take another closer look at the distances to the neighbor. To be honest, the gallery was also an eyesore for me, [Vorlauf]. will be removed to allow for a more compact build. Since we do not have a basement and need 3 children's rooms, I think the size of the house is not disproportionate. The location of the property is in the suburb of Vienna, exactly where such a house fits in. Whether a neighbor likes the architecture or not is a matter of taste, and to me, it makes no sense to discuss tastes since they are different. In general, this suburb is very up-and-coming, and I am one of many who are building a city villa there. The building regulations and building setback lines are set, and we will stay within these bounds, as the municipality must have given this some thought. Perhaps they want such things there instead of small village houses...
