The neighbor on the right has attached/coupled his garage to our property. Therefore, we MUST couple to his property and he has no right to object because these are the building regulations. 1.0 million is in the budget for the first phase, the SPA area/pool will be executed later. Unfortunately, the outdoor area is only indicated in the 3D views. I would roughly estimate pool, BBQ kitchen, canopies, etc. at around 200k.

I like the architecture. But who wants a staircase right through the middle of the living room? I speak from painful experience. The open space is the same. It only costs a lot of money and has zero benefit. A spa area with a large sliding door to the carport is also not exactly a highlight. The completely open design might work like this. Cozy is something else.

At some point - as here too - when building a house, you go beyond the threshold of "It has to have a use." Then you build not (only) based on utility, but on "I want to have it and it's cool." The Porsche also has exactly zero use - to get from A to B, the Dacia is enough. Still, it's cool. P.S. Like the house.

In Germany, you are allowed to build at most a garage there. However, I would definitely consult an architect from the region. Also, check whether your building project complies with the 200 m2 buildable area.

So 3D views really make an impression. Only here, unfortunately, "want to have" cannot be done with the budget.

Such modern houses usually only look expensive, but are actually quite inexpensive to build. I have been considering for a while whether to undertake such a project again. I currently lack the suitable [Grundstück] for it. I saw such a house on vacation in Bosnia. It surely costs only a fraction there, but you see many of these new houses there. I find it very stylish. I don't know why you don't see more of them in Germany.
