Buildings may encroach into the setback areas up to a maximum of half the distance to the neighboring boundaries, whereby the built-up area exceeding the imaginary setback line per frontage must not exceed 45 m2 in building classes I and II, 90 m2 in building class III, 105 m2 in building class IV, 120 m2 in building class V, and 150 m2 in building class VI; overall, this built-up area exceeding the imaginary setback line on the same building plot must not exceed 90 m2 in building classes I and II, 180 m2 in building class III, 210 m2 in building class IV, 240 m2 in building class V, and 300 m2 in building class VI.

then, in my opinion, what you are planning is not possible.

I think the budget is fine. Anyone who wants such a stylish house at a lower price can take a look at danwood next.

Well, Danwood already charges €3,200/sqm for a simpler architecture with significantly weaker equipment. This translates to €830K for the OP's house. And that’s without the additional costs like frameless windows, air conditioning, spa, etc. That’s why I said that, in my opinion, the budget is too tight (for Germany).

The frameless sliding windows alone will cost a nice five-figure amount (I estimate about €1,500-1,800 gross per sqm of window area). Then the elaborate construction, the expensive facade, etc.

Maybe has something to contribute on this.

Looking at the surroundings in post #12, I can only perceive such a Babo palace there as antisocial :-(

The budget does not include frameless windows. I would rather go for minimal frames. Josko does come from Austria and is not as ridiculously expensive as the Swiss with frameless systems. Overall, I find the budget rather tight. If you add a pool, etc., then it definitely won't be enough. I would not do without a garage. Prefer more conservative and cheaper architecture that is more usable and also meets the requirements. You see the house more often from the inside than from the outside.

I had forgotten this earlier. Since you don't really have much space next to the house to get heavy equipment to the back, it would be smart to implement the pool right away. It will probably be much more expensive afterwards. We have a similar situation and just digging the pit would have been a disaster for us later on.

Only frosted glass film helps there.
