Regarding the fence, it will be made in a different design. On the neighbor's side, there will be a double rod mesh fence with a hedge, except for the street front where a privacy fence will be installed. I forgot to mention that, the fence in the 3D image really doesn't look good, I think the architect hadn't had time to deal with the exterior design yet... Thanks anyway for the input

There is also no small house on the plot after next.

You can't go smaller without it becoming impractical.
I like the house. I wouldn't want to live in it.
Unfortunately, design takes precedence over function. Maybe that's what bothers me. YPG has listed some points.
Of course, it won't have the same effect on the plot as on a correspondingly larger one.
Double rod mesh fence and privacy fence are usually not visual highlights. You really have to be careful not to create a prison feeling for yourself.

And are you really allowed to build so large directly on the boundary?

Near us, a similarly sized new villa (divorce property) close to the city center has been for sale for over a year. The sale has so far failed due to the price being too high for too small a plot. The price was just lowered again. It is a bit like Cinderella's shoe on the stepsister's foot.

Construction areas of 16 m are not unusual. But they are rarely fully utilized. The block in the east should not be taken as an example. With consideration of the clearance distances, it becomes somewhat more effective. Whether such a CP directly on the street complies with the Building Code of Vienna should also be clarified. Your friend is not doing you any favors with such a design. o_O

Well, still there is no storage space. Storage space without a basement requires a somewhat larger living area, e.g. an additional 10 sqm basement replacement room, but that is not available here. In principle, the size of the house is not being criticized either, everyone should do as they please. It is criticized that the house does not fit on the plot. It may be that the architect has his tricks, that it has to be approved by the building authority (we are not familiar enough with the practices in Austria for that), still – this is my opinion – one has it in their own hands to fit in somewhere. It is not about taste: I can assert my extreme position aggressively in society, but I do not have to be surprised if society then turns away from me. You don’t have to bend yourself for that. With architecture, it is then the case that one also, or especially with one’s house, whether it may be somewhat special or eccentric, sets a sign. And that can be inconspicuous, conforming, positive, or rather negative intrusive. Here it is the combination of extravagance and cuddling up to the neighborhood. Overall, I must return once again to (inner) size, i.e. the living area, the rooms themselves are not large, but rather somewhat above average in size. Everywhere 1-2 sqm more, bedroom and living room a bit more, but nothing worth mentioning. The main elements are the spa with over 25 sqm and the air space (although I don’t know whether that was included). There is a lack of storage and stowage space. Since the children’s rooms are rather dark anyway (the recessed window hardly gives the room any view), I would say that some changes should be implemented by the architect anyway and there is the possibility of giving the cuboid a more pleasing shape. Secondly, I would also consider whether you really want to build the townhouse character for over 1 million for yourself.

A development plan provides a framework that serves as a guideline and is not intended to be exhausted completely. If this cultural consensus among builders is broken, the communities will respond by tightening the screws in the next amendments and new development plans. In the end, those who push the limits will have achieved that the gnome hats’ colors in the gardens are prescribed. Everyone should ask themselves whether they really want that. "After me, the flood" should not be shouted too loudly, otherwise the Lord might interpret it as an order ;-)
