Development plan/restrictions
Size of the plot: 870 sqm
Slope: 3% over 22.9m
Number of parking spaces: min. 4 + garage
Number of floors: 1
Roof type: hipped roof 28 degrees
Style: still uncertain
Orientation: terrace south/west

Requirements of the builders
Number of people, age: 2 people, children planned, 28 and 29 years old
Overnight guests per year
Number of dining seats: 2, plus a small seating area will be added in the kitchen
Fireplace: yes with external air supply (basement pipe below the floor slab)
Garage, carport: garage with utility room approx. 37 sqm, carport 36 sqm

House design
Who designed it: do it yourself with implementation by the architect
What do you particularly like? Why?: The long, light-flooded sight lines.

What do you not like? Why? Attic ladder in the children's room, but it has to go somewhere. It would be too present in the hallway.
Price estimate according to architect/planner: €330,000 excluding kitchen, fireplace, carport, and outdoor area
Preferred heating technology: air/water heat pump

If you have to do without, which details/extensions
- can you do without: carport
- can you not do without: garage

What is the most important/fundamental question about the floor plan summarized in 130 characters?

Are there any experiences with the Vaillant flexotherm exclusive with uniSTOR 300l?

Vinyl flooring or parquet after all?

Ceiling spotlights in the floating ceiling from the contractor or better do it yourself?

I would be very happy about tips and your opinions on the floor plan!

Best regards, Eckert

Without dimensions, the floor plan is very hard to read.

OK, here again with measurements.
I must have overlooked it.

Why are you planning the house like that? I would already rotate it by 90°. The beautiful south corner is blocked by the garage. East is shaded by the carport.

I find the kitchen to be quite a walk-around and where should a seating area fit in?

I find the bedroom layout uncomfortable; I would plan the wardrobe area near the entrance first so that you don’t stumble over the bed when entering. It’s also more practical if someone sleeps longer or is sick. Then the wardrobes are still accessible.

If we rotate by 90 degrees, we will have quite a few windows facing north. Yes, the carport is currently only optional, and I’m not completely happy with the possible shading effect either.

The kitchen has only one row and the built-in niche opposite, the L-shape is omitted, and there you could plan a seating area with a small table.

When filming, you obviously have to plan the rooms differently ... entrance utility room, bathrooms, parents more towards the north.

If you plan it that way with the kitchen, you basically have 2 dining areas almost right next to each other. I also find the "dining room" dining area quite uncomfortable, located in a passageway.
