The exact dimensions of the maximum building site are still missing. I was able to roughly calculate the width from the site plan, but not the depth yet. Could not find any measurements.

Why? South vs. west is an energetic difference like day and night.

So would you prefer 2 small rooms (technical and pantry) rather than one big one?

More exact in meters. Do you need more like 3m or rather 6m squared? Does a projector wall belong there?


4 large bedrooms, dressing room, laundry room with ironing facilities, and family bathroom. So eventually the square meters will all be used up at 200.


You mean you don’t want bay windows, projections, gables, and similar additions? Or does it bother less if it continues on the upper floor like e.g. a captain’s gable?

Please always keep in mind: turning the kitchen and, for example, placing it on the other wall, you have to be able to do yourself. That doesn’t mean a design is rejected yet.

I thought you also wanted a dressing room and a utility room. So are you flexible if there are alternatives?

Basically, we can of course play around a bit here. But actually, that would be the task of your architect. For this, you sit down together in a detailed discussion to query and specify all these details. If he doesn’t do that and you feel poorly advised, then tell him. If that doesn’t help, find someone else.

My architect did not provide an answer to this question, even though I asked 2-3 times, he always skipped the answer. The depth should be 13.5m, since we can't go much further north, otherwise we would block the driveway of the rear residential building. I tried to illustrate this a bit.

We wanted to stay as far east as possible so that there is as much usable space as possible left between the existing house and the new building.



4 meters minimum, I would say optimally rather 5m

We calculated roughly 100m² upper floor --> 3x 15m² children + 12 m² parents + 10m² bathroom as important rooms (67m²). Dressing room integrated in the parents' bedroom to save doors/hallway 8-10m² + laundry room 10-12m² -> rest hallway

We would like to avoid it, but function over form. We want to keep the house as simple as possible, but if it helps to better realize our wishes, then yes.

We also communicated that. We're just hesitant because we would be throwing the money already invested down the drain. We will only continue to work together until LS4, and I hope that with your help I can still somehow come up with a good floor plan design.

We also received the first draft from him.

For the ground floor, he almost adopted our design. For the upper floor, he took an old project as a basis.

What bothers me on the ground floor: We have no cloakroom. He said to put apothecary cabinets under the stairs and store clothes there. I don't think that will work in practice. I would reduce the width of the pantry a bit and add the gained space to the home office room. Cooking: no kitchen island because too expensive, also the placement of the refrigerator between the doors makes no sense to me. The door to the living room is not needed, but otherwise, how does light get into the hallway? The technical room is at garage height but must be at house height, meaning the stairs would move into the garage. I think maybe with a landing and then rotate 90°. The technical room is probably a bit too small. Water tank, controlled residential ventilation, photovoltaic inverter, decalcification system and battery won't fit in there... I thought about removing the passage house-garage and directly sponsoring the space to the technical room. What bothers me about the upper floor: Small bathroom, there is really no space for cosmetics and such or a shelf for towels. Parent bedroom too short. As soon as I bring my extra long 2.2, I only have about 50 cm of passage, if I read that correctly. All three children's rooms too small. Room with 12.77m² not really necessary.

I am not stuck on that, it can also be done differently, but the original ideas were.
1. Greater distance to the existing building
1.1 Terrace on the west side
1.2 lower temperature exposure because our current balcony on the south side is much too hot to stay there during the day
1.3 stays warm longer in the evening because the sun shines on the terrace a little longer
2. The remaining lawn area is rather square and therefore more usable than a long narrow strip
3. Since one is usually home in the evenings, there is more sun in the rooms because more surface faces west

We have also commissioned the local engineering firm with the surveying of the property, maybe I will not only get the elevation data but also the property dimensions

but they probably won't come until March.
