First floor plan – please provide criticism/tips

Thank you for the response. A platform staircase is not planned. It is supposed to be a half-turn staircase (but the program did not provide such a staircase - at least I did not find one).

What could be quickly improved about the door situation between AZ and WC? How can the wardrobe be better integrated? Where are there too many thoughtless walls? How can a pantry be optimally integrated into such a standard floor plan in the kitchen area?

Extend the hallway wall and move the shower....



Maybe just leave out the walls? Or use the entire hallway area as a cloakroom?



Why a pantry when there is a whole basement available?
You need a storage room... is the middle of a house meant for that??? Maybe the wardrobe area should be sacrificed for a storage room? Maybe there should be more than 2 meters of space for the TV? Instead, you have unused space in the kitchen because of the inserted pantry...

Unfortunately, I don’t have time for a sketch of how I would do it better.

Hello everyone,

our project has been delayed a bit, but now the planning should continue!

Before we deal further with the floor plan inside the house, I would like to gather a few brief opinions on the arrangement of the house, the garage/carports/parking space on the property.

The following specifications/wishes on our part exist:
- due to the neighboring buildings to the south and west, it makes sense to move the house as far as possible toward the north and east
- 7 meters distance to the street must be maintained on the east side
- we have already given up on the originally desired double garage in the north (due to the first point), but we would still like a single garage, a separate carport, and preferably a parking space
- a courtyard with some space for turning/maneuvering is sensible, so that we could drive forward onto the street (and therefore do not have to reverse onto the street)

The current planning is as follows (top of the plan = north) – but I have the feeling that this is not yet optimal.

We are very grateful for your opinions!

Double garage to the east, so instead of the carport, slightly more to the south set a DG

The first article was on 23.08.2015 and now after 9 months comes a picture with a white 4-square ??

The northern area could be completely covered, so that I have a dry entrance area, a small area for garden tools and also can use it as a carport. The roof could directly connect to the house wall.

The double garage could thus be built on the east side. And the turning could be managed, if one does not want to do without the garage, by already reversing into the courtyard driveway. Then safe driving onto the street is possible.

Thank you very much for the answers.

The double garage on the east side is not a bad idea. We had that before as well. The further thought was then to completely omit the garage on the north side and move the house one meter closer to the north (so far 3 meters garage and 1 meter passage)!
What we would miss then, however, would be the possibility to get into the garden with a trailer (if necessary for gardening work). It is planned/was planned to equip the single garage on the north side also at the back with a garage door. From the double garage on the east side, one would not really be able to get into the garden with a trailer due to the height difference.

And if we keep the garage in the ground, a double garage on the east side is somewhat oversized.
Therefore, it was more in the direction of a carport and parking space on the east side with the question of the ideal arrangement.
