No, we are just at the very beginning of selecting the general contractor, possibly building through an architect is also an option, that will be decided after the first conversations

Considering the circumstances (small plot = short wish list), I think it’s quite okay like this.

I can only agree. You’re also missing the south side, and the light has to get in somehow. That means: the staircase going up, the ceiling, and ideally the connections must already be planned that way. I suspect the general contractors will directly include that in the living space and thus in the house price. Besides the points mentioned above: - If the GC wants to adapt a standard house type to your needs instead of planning individually, I would walk away right away. The prices end up exploding because too many changes are needed. We went with Town & Country and what was told there was awful. - For the basement offers, always request full insulation and heating in addition to the room height (in case you want to have an office or hobby room down there someday). Then you can compare better. - Otherwise please consider that very few know the construction method and sometimes say things out of ignorance that are ultimately untenable.

GU-type terraced houses (for comparable plots) are likely so rare that one would hardly find a transferable design.

Is the kitchen enough for you? To me, it would be too small for a single-family home. Personally, I would see if you can take some space from the hallway or the living room so the kitchen can grow a bit. Ours is 13m2 and there is still room for a dining table for 4, for breakfast and dinner; then you don’t always have to carry everything to the dining area. Otherwise, I think it is well done, I would take it as is.
