First floor plan attempt for terraced house on a small plot

I tried my hand at the floor plan. Unfortunately, the program crashed on me. I see the staircase where you drew it, but possibly narrower. I would place the office at the top left of the plan, the living room in the middle with skylights facing the carport. I see the kitchen and dining area in the south, using about 11 meters at the bottom and 9 meters for the other half (bottom right of the plan the kitchen with a recessed terrace. The dining area would then be in a kind of conservatory with many windows.

I can understand the desire for a garage (bicycles etc.) and that it should be somewhat wider than 3 m external dimension. It is simply more usable that way.

, Yvonne, it’s a pity that your program crashed, I would have liked to see the idea. Like you, I see the kitchen facing the garden .. so here within the house boundaries of the ground floor


Kitchen simply in 3 blocks with plenty of storage space.
The tall cabinet row with a 45 cm pantry cabinet, oven/dishwasher at secondary height (approx. 120 cm, therefore countertop space for KVA etc.), then fridge/freezer combo.

Cooking block on the right wall with exhaust to the bottom of the plan and a nice large preparation/sink island.

Dining area with 100x200 cm table and bench, that creates movement space in front of the sliding door to the terrace.

Living room then private ... in the passage area the "library".

And for that the upper floor


I would rather place the parents' bed against the outer wall, then both sides have nice space for nightstands.
350 cm sliding door wardrobe and about 350 cm dresser should provide sufficient storage space.

Bathroom .. toilet above toilet on the ground floor, privacy wall = shower partition. Sink at the bottom of the plan, e.g. vessel sink, next to it free space where the washing machine can stand underneath.
Left side of the plan then space for a not so deep (approx. 25 cm) bathroom cabinet or possibly a towel radiator.

.. was it actually clarified whether the roof of the garage can still be used as a terrace?

And, would windows basically be possible on the right side in the upper floor or not .. because of the terrace option on the garage?

If this means the wall to the neighbor, I would say no. Unless someone knows a way to otherwise fulfill the following additional condition from the building permit (see below).

have you considered a carport? Personally, I would find the front too closed off.

Maybe one should consider an underground garage/cellar? No idea if that would be more expensive...

Underground car park? A basement is already planned anyway. But an underground car park... there might be problems with the entrance length. Or? That was at least my spontaneous thought. And, there is apparently the obligation to have the garage to achieve this chain-house effect.

Extending the house naturally relaxes the space situation and definitely allows for 2 children's rooms and an office/guest room. I had understood that a second child is not necessarily planned. If that is the case, one can definitely consider extending the house.

And clarify whether it actually has to be a full garage or if it can also be open. At least open in corridor width is also helpful for garden work, etc.

An advantage of the garden front not ending in a straight line would also be that you are not sitting in line with the neighbors, but in the garden you also have a kind of retreat niche. (Otherwise, you can't even whisper to gossip ).
