They exist. But whether a prospective buyer appreciates that and can estimate the effort involved – you can't tell just by looking at them. In this respect, I also find the reserved reactions from the providers' side understandable. Such splendors as described, which easily get twenty bidders dancing just for the majesty of King Customer's amusement, unfortunately regularly cross the providers' path. Basically, your intention is already okay. That is not a problem either, being a layperson is allowed, and most experts here are experts themselves, just with experience. Show the plot and what the development plan says, then you will be helped to understand the possibilities of the plot.

Don't let yourself be too confused by this "last plot." If, say, 30 plots are available, everyone picks the cream of the crop. But that doesn't mean the remaining plots have to be terrible. It was similar in our new development area. Despite the overall high applicant demand, there were 4 plots for which no interested party submitted an offer within the application deadline. The price per sqm was the same for all plots, and those that remained each had a large tree standing on them. Of course, you initially exclude those because there are still 40 other plots to choose from at the same price per sqm and without a tree. They then went away immediately in a second round, at least that’s evident from the marketing plan.

I agree with ypg. Expecting free advice is almost rude. As a builder, you shouldn't be too proud to use your own brain, especially if you have to watch the budget. You want to know if the plot is suitable? Look at the building plan. Yes, many builders have already managed building on a slope. What information is actually missing now? A floor plan is not decisive for choosing the developer. A standard draft is sufficient at first to estimate the m2. And if all this is not enough for you, then pay a consultant for an inspection of your land. We did that too when we looked at old houses.

@TE: Do you even have any idea what's going on in the market right now?!!! No one... who is even remotely capable and has a reputation is waiting for you either. Everyone's books are so full. 2017..2018 can be considered lucky for anyone who even gets to build with good people. No one needs to negotiate about prices either. The market is basically going crazy. We have two preferred landscape gardeners.. one says we can plan in 2018! or the other builds in 2019.. Great

You usually find out about the soil even without a report from people who have already built there. At least something like that... Turning the house onto the plot, the actual planning only began for us when Mr. S., the owner of our construction company and an engineer and master carpenter by profession, realized that the two of us were serious and wanted to build with him. At the beginning of September 2016, the floor plan was almost fixed. The price was right, the bank said, no problem, so I called him and said, Mr. S., now it’s getting serious, the next appointment is the final one, when do you have two hours for us again? For this conversation, he had previously visited our plot, looked at the soil report, and had a concrete, intelligent suggestion on how to place our house on it. We still had to refine the floor area ratio, we were 2 sqm too big, then I had an idea which he supported, we planned the entrance to the house, the front door barrier-free, suitable for a rollator. We considered the garden, he gave us a very good calculation of the additional earthwork costs based on his inspection, which almost matched. Etc. And in the end, he gave us a kind of protocol covering everything discussed, the three of us shook hands, and that was the contract. Ten days later, we then signed the building application. That’s how it goes, and what you want, they don’t do that. Steffen is right, they don’t need to waste time babbling with 3,000 supposed interested parties, they have enough real ones with money and the will to do it. Karsten

An architectural service has nothing to do with PC work. Yes, some use it as a tool – also because naïve clients believe they are in good hands when the 3D animation starts running. But that is not the case. It is rather creativity, combined with knowledge and empathy, that makes a good design. This can also gladly be done with graphite. And, for the last time, I repeat myself, a design takes several weeks because it has to grow. For a calculation, a standard house from the drawer is sufficient!

Visit your plot, let it and the surroundings affect you, look at the development plan (I had the feeling you already did that) and place some standard houses from the internet that you like on it. Draw something and see if your rough ideas fit. Don’t disempower yourselves. Next, turn to an architect. You can always build with a general contractor afterwards.

That’s how everyone does it!
