Are there any other plots to choose from? I know few who can still choose between 2 or 3 plots. And if so, isn’t that your dream land – no matter how much soil excavation has to be done? In our case, we saw the land and immediately said YES, this is it! We had to develop it completely and paid a lot for it. But I wouldn’t trade with anyone. If the municipality sells the land as building land, extremely major mistakes should not be expected, especially since a soil survey is already available. I’d actually be quite relaxed if I were you.

Yes, we also still have our doubts, hence all the fuss. But on the other hand, we think that if a geological company comes and confirms that we can build with the measures (that will then be decided on)... Do you think one still can’t trust that?


Okay, thank you very much Yvonne. Then we will follow up on that. Because since our driveway and thus also the garage is already predefined by the street, we should be able to exclude quite a bit.


No, there are no other plots left in this settlement. And this is simply our absolute dream settlement. New developments will only be in about 5 years, and that takes too long for us. Yes, it would absolutely be the place we imagine. It would also be fully developed. It lies in a building area where 3 other houses are currently being built in the immediate vicinity. So it’s definitely doable. We will now also simply ask the potential neighbors how they dealt with all this.

The specialized engineers are certainly not amateurs

I just meant that one should not imagine it too "simply," just digging out a few wheelbarrows of bad soil under the house and filling in good soil. The ground under the house is not an island but is "connected" to the surrounding property.

The specialized engineers could even calculate for you which pile foundations would be needed to build on sand.

The geologists are conducting their investigations in the area and provide foundation recommendations. These should also be followed during construction.
If you already know that soil excavation will need to be done, you should now also factor in appropriate reserves in your calculation – even if the seller will cover soil replacement.

You should start the calculation now – even if an architect will do it later.
That means: read up on what total costs will or might be coming your way.
This is not magic, but tedious. I advise every future builder to gather numbers themselves. Google and forums will help you, as will the users or the search function.
