And at first glance, I notice that it’s half a world trip from the car to the fridge. Consider a second access to the kitchen. You don’t want to carry your weekly groceries and the trash through the whole house...
Yes, the long hallway is certainly not a plus. But it allows for a "dirt zone" by the wardrobe; the stairs up and the toilet underneath can be reached with clean feet. The way from the lower bedroom to the toilet is short. I don’t see an extra door right now.
Have you increased your budget again? Or is there a solid calculation that says it fits with 600K all-in?
So the square meter number is about the same at around 170 m2 as the last design, a solid calculation will only come once the floor plan is fixed, I have to start with something or what should I calculate if I have no floor plan. There are still plenty of cuttable items in the equipment.
- Ground floor hallway long, narrow and dark.
- Entrance to the kitchen very long
Yes, agreed, not a plus, but there is still a window by the stairs, so it shouldn’t be too dark, and 1.30 m is not that narrow either.
- Kitchen is a dark hole (does it really have no window?)
You’re right, I noticed that myself before, I have now planned a skylight.
- Dining room looks cramped. On one side the balcony folding door doesn’t open, on the other bar stools and dining chairs seem tight next to each other.
- Living room on the other hand an oversized corridor
- Kitchen not on the terrace
That may be, the balcony door can open outward. In the middle part, you can nicely put a sideboard, or the rowing machine, and it gives a bit of space/room in the whole, we like it :)
Kitchen not on the terrace is worse than before but also not far away, though cooler because less sun.
- I wouldn’t put the toilet on the wall next to the dining room (noise)
- Upper floor room 7.35 x 2.85 is a disaster in terms of ratio
If it’s not a 12 mm drywall it should keep noise within limits, the upper room is “weird” in shape but I don’t see any reason why it shouldn’t work as an office/guest room, rooms don’t always have to be boring squares.
Thanks for your input, I will think some things over again.
