Companies that initially plan 5 drafts for free for you may certainly exist. But they probably need to do that, which speaks less in their favor...

As a tangible comparison: you go to the baker and ask for one roll from each kind for free to try, or better yet 2, since your wife also wants to try... You would have preferred to bake 2 a bit bigger, and in the end 20 cents each is still too expensive for you. No one would probably come up with that idea.

And what does he get out of it then? 20 offers, all different, different services, does he really know then if he got the most cost-effective one, which doesn't have to be the cheapest? It's different with a real tender. There I define very precisely what should be where and how. And then three offers are enough. And comparing prefab wooden houses with lime sandstone facing isn't really helpful either. K.

In the "first instance" I consider five of them sufficient to determine a range spread. At least compared to the remaining fifteen, he benefits from having been indecent — simply by having put them in a dilemma: either they make the effort of a proper offer, which has no reasonable chance of winning the contract; or they make an adequately superficial offer, and afterwards find themselves being criticized in a forum as submitters of a superficial offer. They have to spread the cost of the nineteen instead of only four unawarded offers, and the moderate interested party then pays for that.

I also do professional drawing on the PC – so I can roughly estimate how much work the whole thing involves. I have already read in construction diaries that there are indeed companies that plan an individual house in advance (at least roughly) and place it on the plot.

My concern is "only":
We have been able to reserve one of the last plots in our desired location and now have half a year to decide for or against it. The plot has a slight slope (about 1.5m over approx. 30m) and a predefined driveway. To us as "laypeople," it all looks wonderful. Still, we keep asking ourselves why exactly this plot remained available. Coincidence? We don’t know.
The building experts here probably immediately know how to deal with such a plot, what is feasible, and what is not possible at all. But we do not know. And I don’t think that is a big problem. Much more important is that we are aware of it and that we don’t know much in this case and need to inquire/get advice!

In the end, we "wish" for a reliable company that would look at the plot with us beforehand and then say: Here you can do this but not that... Orientation only makes sense this way or that... You have to build with a cellar here... etc.
Then just draw a few sketches on the floor plan and that’s it!

And I still believe that something like that simply has to be included with these amounts. I just hope, as I said at the beginning, that this is not wishful thinking on our part...

But I gave you, for example, the advice to go to an architect. That is, for example, the common way in the case of a problematic plot or with builders who want to be on the safe side. We can also go around in circles now about how you write your concern, which you have already communicated in the initial post. We cannot change things. Regards, Yvonne
