Hi , that really blows my mind. Definitely keep trying privately, I can't imagine that prices have skyrocketed that much. Two years ago, we paid slightly less for our 1900sqm plot including a house in need of renovation, a few kilometers south of Naunhof. Back then, the bank also said it was "not overpriced, but really not a bargain either." Last year, there was a plot of about 700sqm in our village for 100k, and all the neighbors were laughing on the ground at the numbers being called out. Therefore, I believe that at least the people here have not realized the price increase, should it actually be real, and you have significantly better chances of reasonable prices from private sellers – if there's ever anything available.

Ear flapping describes it well, it was no different for us, which is why we also refrained from it - we earn well, but the € don't just fall from the sky. My brother-in-law paid €150/sqm directly in Naunhof 2 years ago, but supposedly prices have increased enormously over the last two years... whether the price increase is real, I can't say. Naunhof is the boom town for all Leipzig "Ex-Pats". In which city/village do you live exactly, if I may ask?

Yes, Naunhof is really popular. We are in Belgershain - so compared to that, almost no infrastructure without a car. That wasn’t a big deal for us because we have to commute by car anyway and wanted it to be as quiet and rural as possible, but of course that partly explains the prices. On the other hand, Naunhof wasn’t significantly more expensive than here two years ago, we had looked at something there as well. Crazy times...
By the way, regarding the development area you mentioned, I heard that there is an extremely restrictive development plan. No idea if that’s true, but you should check it out if you want to orient yourselves in that direction.

Oh wow, that really sounds unreal. But I think it's good that you’re standing firm!

The mentioned bungalow for >400k in the countryside has reportedly been sold as well. Hardly on the market, already gone.

I heard there is still a small building area with 1 or 2 free plots in Brehna. Just Google Aqua Immobilien. Otherwise, I’ve seen that there were plots with lake views at Goitzsche See. From the developer. But no idea if anything is still available. Try Googling Blaschke Bau here.

I can only tell you that we paid €800/sqm for our plot bought 3 years ago and thought that was crazy. In November, a comparable plot was offered for €1800/sqm and there were at least 3 interested parties there to have a look at it. I spoke to two of them and one said that the €600k for the plot was still cheaper than in Munich. The other wanted to add a semi-detached house with 160 sqm of land each on it and said he could easily sell that. So just a bit about possible price increases in recent years.

Besides, we each know someone who bought a plot in the Hof/Leipzig area. More or less just to invest their money, which, with land prices between €100 and €200/sqm, is still doable.

Otherwise, after a bit more market observation, I would be in your position and jump on it when something suitably good comes along. You can pay €300k for a plot with your income. We also heard/thought the argument "overpriced" 3 years ago and by now we are very glad we still managed to get it at this "bargain price". Your children are already here anyway and will enjoy their own garden for the next 10 years :)

All good, the path is right - just a bit rocky.

The micro-location of plots significantly influences the price. So keep your head up and don’t generalize.

When addressing people, it’s important to generate sympathy. The question "What do we have to do to become good neighbors here with you?" is different from "Do you know a plot here that we can buy?". It’s no guarantee but improves the odds.
In this way, you can also sometimes ring the doorbells of houses next to a free or overgrown plot.

If you’re not afraid to attract attention and invest something in your search, then buy a trailer, put a nicely and humorously designed tarp on it where you advertise that you’re looking for a plot, and park it strategically (and legally). Support this on social media. Often it doesn’t help to do the same as everyone else.
