But that only applies to market items, not to off-market deals. In the quiet market, the items are less often junk and the sellers less often cheeky, and instead of the fastest, the most likeable usually gets the bargain. Among other things. Have you already followed my reading tips?

I'm not sure if I found the right one. When searching, I find lots of posts from you referring to the same keywords. But I think I can already extract some key points from them.

I then park company cars with Stuttgart license plates in front of the town entrance sign when looking for property on site :)

Those referred to as the "latest summary of finds" basically point to the "complete catalog" of my statements on the respective topic. "Essences" from my perspective are, for example, that the undertaker can help better than the broker as the seemingly more obvious expert at the source, or the tip about the trash collection day. In this regard, an "essence" was rather not to give the impression in the village pub of someone who just untied and put away their city tie like a wedding ring in a nightclub. SUVs and Ray-Bans are more likely the sympathy killers than a company car. Don’t they have a regional reference with you (like S-NE for the Neuss branch)? – Company cars from KÜN or also LL are, by the way, mostly welcome everywhere.

Alright, if you do find yourself reconsidering, we never had Pegau on the list either, but the infrastructure is great, direct train connection to Leipzig (25 min to main station), schools, daycares, supermarkets, hardware store, outdoor pool, and a bunch of former Leipzig residents ;). One last tip: I found the offers in the Dölzig model house park consistently overpriced and sometimes borderline in terms of calculation and included services; feel free to also check regional construction companies.

Good morning,

my last post was already a month ago, and a little has happened that I want to share with you. We have activated our entire network, friends, family, etc. keep giving us hot tips. We also drove around neighborhoods, talked to neighbors, and dropped cards in mailboxes – sometimes with more, sometimes with less success. But something is happening.

In Naunhof directly, we are on the waiting list for the new area at Grillensee, and someone actually dropped out of a 1100 sqm plot. The company developing and marketing the area is unfortunately not very professional. I received an email with information about the plot and new availability, with all 8 interested parties openly in cc... it was communicated that a "first-come, first-serve" principle would be used – I replied 30 minutes after receiving the email. Later it was switched to a bidding war, the highest bidder gets the next clarification meeting. 1100 sqm plot, starting price €259,000 plus €15,000 development costs + VAT... in the end, we underbid the starting price (€210k all-in) and were kicked out. Why? The price per sqm seems very high to us, especially for the East region. The land value guideline is €140/sqm. Even my colleagues in Osnabrück and Bremen pay less for the suburban areas of their cities... A week later, we received another plot offer in Naunhof (which is 30 minutes from Leipzig, mind you), this time 750 sqm for €260,000 – again, we declined politely. Then the first plot would have been a bargain.

Do you Leipzig/Saxony people have experience with these, in my opinion, horrendous prices? Yes, supply and demand determine the price, but what is happening here seems insane to us. If we spend €300k on the plot, not much is left for the house on it :)
