It doesn't have to be a multi-family house right away. Even an investment in a one-room apartment near the university would have been more than worthwhile from today's perspective. I know that too... unfortunately back then I trusted some "expert opinions" too much, which described our city or region as a depopulation area... today the profit train has long since left the station.

For successful tips that lead to a purchase, we would of course show our appreciation (a voucher for Frischeparadies, or whatever you like :) )

Ohh, you are rubbing salt in our wound. ;-) We, or rather one of us, took 4-5 years to make a decision. I must not think about how much cheaper we could have gotten a plot "back then" and what options, including directly by one of the lakes, would have been available. Well, it’s good this way too; but I can relate. ;-)

During the last visit of the parents in Naunhof, I saw that Helma has opened a new development area with 20 (?) plots. The location is directly opposite the gas station near Netto/Lidl. Not perfect but okay.

About 1.5 years ago, we went the traditional route of "cold calling." My girlfriend called all, really all, municipalities etc. in the southern ring of Berlin. The result was that there was a small village outside the classic commuter belt, and there was a narrow plot of land there. We then immediately bought the adjacent private plot as well and can thus enjoy about 2200m2 of land at a reasonable price. So tip: regularly call municipalities and especially pay attention to gaps in towns and inquire with neighbors about who might own them. Many older people may have several plots but never think of selling because no one ever asked and they don’t really know or deal with [immoscout] etc. I’m keeping my fingers crossed that it works out for you soon as well.
