You mean 120k is not enough here? According to the architect, about 70k immediate measures and 30-50k in 3-5 years

I don’t want to put you on the spot, but just question it for a moment. What exactly are the 70k for? How many square meters of surface need to be insulated on the ceiling, basement, and walls? Including labor/material and disposal? Has the architect recently had projects with actual offers and prices for these works? Roughly list the estimates including the areas involved. Just for security. PS: above all, I would assume that with that construction year, there might be something else that becomes necessary only during execution. Or is that already included as a buffer in the sums?

The 70TE are modernization measures, such as bathrooms, flooring, kitchen, painting, possibly including windows (panes), etc. Insulation is not a must (so not immediately); here the basement ceiling, exterior facade, and roof could be insulated.

Everything is too short notice for that. I think you can understand the situation that we don't have several weeks now to break everything down exactly. You have to react within a few days in the current times.
I have only seen the house once for 20 minutes.

I don’t see it as that problematic. Money seems to be available. It’s bad if there is asbestos in the house, which unfortunately is a relatively common material. Water-carrying pipes can also cause problems after a certain age if they are made of iron. The biggest items in renovations are heating and the roof structure. Neither is currently needed. Insulation materials have just gotten more expensive, but the house doesn’t have to be covered in EPS immediately. And insulating a roof doesn’t break the bank. Depending on the region, I find the renovation estimate not naive. With well-maintained properties with high Bsu quality, there are rarely nasty pitfalls. You’re more likely to find those in the construction years 1000-1900 :)

I have not read (it is also possible that I overlooked it): how is the purchase price broken down? How much is still charged for the house and how much for the qm land?
