Well, do you want to buy a park or a solid building? :)
A new heating system alone - gas condensing boiler? - is not expensive by itself. That wasn’t my question either - the question is - how do you want to heat in the future? So, looking at 25-30 years, during which you will pay off the loan? With the breakthrough of electric cars, oil will drastically lose importance and that will also be reflected in the price. The gas price is linked to that. Hence the question.

Yep, you’re right!
The "park" really makes an impression, especially if you currently only have a balcony :-)

we will go through everything again personally with the architect this week. Let’s see what actually comes up for renovation.
It’s all quite a chunk of money...

I do not accept that. Because then almost no one would be allowed to build/buy, since something unexpected can always happen.

Property. you are right, but we are aware of the risk of the purchase. There is no way without risk, or I have to buy a terraced house for 250k in the countryside. But I don't want that :)

There is also an "emergency fund", the backup in case everything goes wrong. To be liquid for about a year.

If we could choose, then a nice existing property that we could modernize. We are not "people who have to own a property, otherwise their life is worthless." For us, the location and the house are actually more important than the plot.

We know the architect; he always advises us on interesting properties. The property is still freshly "on the market."
